What we check.
75 checkpoints, room by room. Every snag on a Possession Manager record is written against this list, in these words — so two flats inspected a year apart read the same way, and so does the certificate on the door.
Room by room
Each line is a snag as it would read on your record. A room with none of them is a room that passed.
Entrance6 checks
- Main door does not close flush — gap at the frame
- Main door scrapes the floor
- Lock does not turn smoothly / keys missing
- Door frame gap unfilled
- Doorbell or peephole not working
- Threshold tile chipped
Living room9 checks
- Hollow tiles on tap test
- Chipped or cracked floor tile
- Floor not level — tile edges stand proud
- Hairline crack on wall
- Wall undulation visible in raking light
- Paint patchy or brush marks
- Ceiling stain — possible seepage from above
- Skirting gap or loose
- Switchboard not flush with wall
Kitchen9 checks
- Sink drains slowly on water test
- Tap leaks at the base
- Counter chipped at the edge
- Gap at the counter–wall joint unsealed
- Dado tiles hollow or cracked
- Chimney/exhaust cutout missing or misplaced
- Drain trap smells — no water seal
- Low water pressure at the sink
- Cabinet shutters misaligned
Bathroom10 checks
Once for every bathroom.
- Floor does not slope to the drain — water pools
- Seepage mark below shower ledge
- Wall tiles hollow on tap test
- WC flush weak or tank keeps running
- WC leaks at the base
- Shower mixer — hot and cold reversed or stiff
- Drain cover missing or does not sit flush
- Door swollen — does not close
- Exhaust fan point missing / no ventilation
- Wash basin drains slowly
Bedroom8 checks
Once for every bedroom.
- Hollow tiles on tap test
- Chipped or cracked floor tile
- Hairline crack on wall
- Paint patchy or brush marks
- Wardrobe niche out of plumb
- Window shutter does not slide freely
- AC point missing / drain outlet not provided
- Door lock does not latch
Balcony7 checks
Once for every balcony.
- Hollow tiles near railing
- Railing loose at the fixing
- Floor does not slope to the spout — water pools
- Spout missing or blocked
- Waterproofing stain on the ceiling below
- Utility drain not provided
- Washing machine point missing
Electrical & plumbing9 checks
- MCB not labelled
- MCB trips on load
- Socket dead on tester
- Switch loose or reversed
- No earthing on tester
- Geyser point missing
- Main water valve stiff or leaking
- Water inlet leaks at the joint
- Meter not installed / not readable
Windows & finishes8 checks
- Window does not slide smoothly
- Window lock does not engage
- Rubber seal missing — water enters on test
- Glass scratched
- Glass cracked
- Grill loose or rusting
- Paint drips on frame or glass
- Putty pops on wall
Any other room9 checks
Dining, study, store, passage, utility — what any room can be wrong in.
- Hollow tiles on tap test
- Chipped or cracked floor tile
- Hairline crack on wall
- Paint patchy or brush marks
- Ceiling stain — possible seepage from above
- Door does not close flush / lock does not latch
- Window does not slide smoothly
- Switch or socket dead on tester
- Skirting gap or loose
How the list is used
On inspection day the inspector walks the flat with this list on their phone. Every snag found is photographed and put on record the same day, then raised with the builder’s team. A snag is closed when the builder’s team sends a photograph of the fix, which we forward to you — or, with the final check, only once our inspector has checked the fix on site.
The list is versioned. A record made against Checklist v1 stays legible as v1; when the standard grows, the version changes and the older records keep their own.
