The questions on your mind
“What if the builder still doesn’t fix it?”
It’s a fair question. Here’s what we can do, and where the limits are.
When should I book?
Ideally 2–3 weeks before the builder’s possession date, and before you sign the possession letter. This leaves time for the inspection and for the builder to make repairs. If your date is closer, message us to check availability.
Who pays for the repairs?
Before possession, the builder. Every defect we record goes to their team to repair as part of your handover, at no cost to you. After you take the keys, their site team usually moves on, and a repair means a contractor you find and pay: ₹1,17,000 on our example flat. We can’t force the builder to fix anything. What we do is put every defect on record, with a photo and date, before you sign the possession letter, and keep following up until there’s proof.
What if the builder ignores the list?
We keep following up and recording each request and reminder. An item without repair proof stays open. We can’t force the builder to respond or promise a repair date. You still have a dated record of what was reported and what happened next.
Do I have to refuse possession?
No. You decide when to take the keys. If you do so with repairs outstanding, those items remain open in your record and we continue following up. The service does not require you to delay possession or advise you on what to sign.
Is the final inspection included?
The first inspection and follow-up are included. A return visit costs ₹5,000 extra for any flat size. With this Final check, repair photos leave items awaiting inspection; only repairs our inspector checks successfully are marked “verified on site.”
Does the builder have to agree to use this?
No separate agreement or app installation is required. We send the list to the builder’s representative on WhatsApp, as a buyer would, and give their team a simple form to upload repair photos. The builder is not obliged to respond or use it. You’ll need to arrange access for our inspection.
Does a repair photo mean I’ve approved the work?
No. “Closed with proof” means the builder has sent a photo or video of the repair. “Approved by you” is a separate mark. If you flag a concern, your exact words stay in the record and closing report, and we notify the builder’s team once. A flag does not remove their submitted proof or automatically reopen the item. For independent verification, choose the Final check.
Is this a warranty?
No. It is an inspection of the accessible parts of your flat at a particular time, followed by a record of repairs and responses. It cannot guarantee that hidden or future defects won’t appear. We document what we find; we don’t provide a warranty or legal advice.
Can I be there during the inspection?
Yes. You’re welcome to walk through the flat with our inspector, ask questions and point out anything you’ve noticed. Allow around 3–5 hours for a 2 or 3 BHK.
